Huis op Zuid – an iconic, connecting building with a striking façade
On Laan op Zuid in Rotterdam stands an extraordinary building that literally and figuratively bridges worlds: Huis op Zuid. Designed by Powerhouse Company and Koen van Velsen Architects, it catches the eye thanks to its striking form and multifunctional use. Synchroon commissioned Sorba to realise the complete façade engineering, production and assembly. This is a project in which technology, aesthetics, and social value converge.
Linking neighbourhoods and functions
Huis op Zuid is much more than just an architectural statement. The building forms a pivotal point between the historic Afrikaanderwijk neighbourhood and the modern Kop van Zuid area. It was constructed on a compact site at the intersection of two major traffic arteries. The urban planning requirements were stringent: the building had to blend in with the high-rise buildings of Kop van Zuid while also fitting in with the Afrikaanderwijk’s tightly-knit character.
With its sports halls, swimming pools, café, lunchroom, office spaces and 104 medium-rent flats, Huis op Zuid fulfils an important social function. The sports section is now known as Sportcentrum Feijenoord. This combination of facilities makes the building a vibrant social hub for the entire Rotterdam-South area. People in social professions live here, neighbourhood children play sports, and people come together to relax, meet and exercise.
A powerful façade with an urban allure!
It is designed with aluminium composite panels and finished in a light, neutral champagne colour. This material was chosen for its durability, low-maintenance nature, and high-quality appearance. The light metal contrasts sharply with the red-brown brick architecture of the surrounding buildings, establishing the building as a recognisable beacon in the city.
The façade consists of two volumes, separated by an eight-metre-high transparent plinth. This open plinth makes the public space visible and encourages interaction with the surroundings. Thanks to the large glass panes, activities inside can be seen from the street, inviting the neighbourhood in.
The façade was prefabricated with precision.
Sorba supplied the façade as prefabricated elements, which were carefully prepared in their own workshop. This enabled the elements to be assembled quickly, efficiently and precisely on site. The façade panels are tailored to the building’s articulation, featuring rhythmic vertical accents and deep recesses that provide shadowing and depth.
Attention to detail and integration
The technical detailing — from window frames and flashings to sun blinds and ventilation grilles — has been perfected. By working closely with the architects and contractor, Sorba ensured that technology and aesthetics were perfectly matched. Artworks by Wouter Stips, integrated into the façade around the sports halls, reinforce the buildings’ identity and make them visually recognisable in the cityscape.
Sustainable and forward-looking:
Huis op Zuid is a prime example of energy-efficient construction. The building is natural gas-free and fully insulated with high-quality materials. It is also fitted with triple glazing and LED lighting. Installations for heat recovery and water saving minimise energy and water consumption. Solar panels on the roof provide sustainable energy generation, while the greenery around the building contributes to cooling and biodiversity.
The compact design, multifunctional spaces, and strong visual connections also promote social safety and ease of use. The residences feature communal roof gardens and a cooking studio to encourage socialising and foster a sense of community.
