The transformation of Kijkduin: a new seaside resort with allure

Kijkduin is undergoing an impressive metamorphosis. With Nieuw Kijkduin, The Hague’s coastline is getting a completely renovated boulevard, including residential, retail and catering facilities. The total project, located between the Atlantic Hotel and Deltaplein, comprises seven modern towers with a total of 266 luxury apartments and 17,000 m² of commercial space. The development was carried out in two phases and ran from mid-2018 to early 2024.

Phase 2, in which Sorba participated, was completed in the second quarter of 2024. The project consists of four buildings: Tramontana, Levanter, Lombarde and Sirocco, known to us as Buildings D, E, F and G. The buildings have a total of 154 owner-occupied flats and 6,700 m² of commercial space. All buildings are completely gas-free and equipped with solar panels.

Innovative façade cladding in a coastal climate

Sorba took care of the façade and roof finishing for various buildings. The maritime climate requires a different approach and solutions than regular residential buildings. Thanks to our material-independent approach, we offer solutions that meet the requirements of the environment but are also sustainable, aesthetic and fit well with the light appearance of Kijkduin’s architecture.

The façade materials are specially tailored to the maritime climate: they are weather-resistant, solid in high wind loads and durable in an environment with direct exposure to salt and wind.

Architectural connection between dunes and urban comfort

The façades translate the natural dynamics of dunes and sea through rhythmic patterns, soft colours and textures that match the urban character. Each building has its own identity, but together they create visual cohesion.

New boulevard, new identity
